Zoning Commission
The Zoning Commission reviews requests for changes in zoning district classification, makes recommendations to the Board of Trustees, and reviews development within Planned Unit Development (PUD) districts.
Applications - Please submit all applications to our Administration Offices. Applications fees are due upon submission. Method of payment is check or credit card. Cash is not accepted.

The Board of Zoning Appeals hears requests for variances of the regulations of the Zoning Resolution, requests for the approval of a conditional use, and appeals of the decisions of the Zoning Inspector.

Any cititzen who would like submit a formal complaint to our offices please submit the citizen complaint form. All complaints must be submitted with an address in order for the Township to investigate.

Permit Requirements
New Construction
Any new construction requires the issuance of a zoning certificate to ensure that the standards of the Zoning Resolution are met. The Warren County Building Department enforces the local building, electrical and mechanical codes and they can be reached at 513.695.1290. Experience
Sam Hill begin began his role as Planning & Zoning Director in March 2017. He brings over 12 years of experience working in local government to the position where he oversees the management of the Planning & Zoning Department. Prior to Deerfield Township, Sam served as a City Planner for the City of Lebanon and as a Planner for the City of Monroe.
Sam earned a Bachelor of Urban Planning from the DAAP (Design Architecture Art and Planning) program’s School of Planning at the University of Cincinnati. He has been a member of the APA (American Planning Association) since 2002.

Applications & Submission Process
All applications that are processed are assessed an application fee in accordance to the Fee Schedule*. Each application submission also includes a required number site plans and drawings for the project. Applications can be printed off of our website by clicking your application below. Electronic submittals are not accepted. Applications can be mailed or dropped off at our Admin offices 4900 Parkway Dr., Suite 150. Acceptable forms of payment is check or credit card.

The Zoning Resolution establishes the regulations for the use of land within the township in the interest of public health and safety. It details the process required for new development or redevelopment and the standards necessary for that development.

How do I create a site plan for my project?
Start by printing out a layout of your property on the Warren County Auditors Map. Using the printout, sketch your project on the site map and add dimensions of the project and how back from all property lines your project will be. See example.
Site plans do not have to be technical drawings however if you have one they will help the process along.

Who do I contact regarding the zoning approval process?
PJ Ginty, our Planning Manager at the Township, along with Sam Hill, Planning & Zoning Director, are tasked with working with clients to guide them along in accordance to the Township Zoning Resolution. Call the Township at 513.701.6958 to schedule a meeting or discuss specific questions pertaining to the Zoning process.
Do I need a Business License?
A "Use Verification" form is needed to ensure that the proposed use complies with the zoning resolution and any applicable Planned Unit Development regulations. All other questions pertaining to a Business License or requirements should be directed to Warren County.
How do I locate the zoning for a desired property?

Where can I find the resolution regarding signs and public right of way?
Resolution 2006-57 "A resolution authorizing the removal and destruction of signs placed in the right-of-way of public roads."
What are the Township fees for permits and certificates?
Deerfield Township has a fee schedule you can review to find the costs associated with your project.
How long is my zoning certificate valid?
Zoning Certificates are valid for twelve months from the date of issuance.
