Community Development
The mission of the Community Development
Department is to protect property values in Deerfield Township and
promote a manageable and sustainable level of development within the
Township. The Township adopted local control of zoning in 1997 and
the current
Zoning Resolution is the primary tool for development
management. In 2008 Deerfield adopted the first
Comprehensive Plan
for the Township and now uses the plan to guide decisions regarding
future development and the expenditure of resources on new
infrastructure. The township adopted a new Zoning Resolution
in August of 2011.
When do I need a permit?
Any new construction requires the
issuance of a zoning certificate to ensure that the standards of the
Zoning Resolution are adhered to. The Warren County Building
Department enforces the local building, electrical and mechanical

New Development
The development of new property or the
redevelopment of existing property is a very important action and
requires the careful consideration of each project to make sure that
the resulting development is in line with the overall goals and
objectives of Deerfield Township. The Township maintains a
professional staff that can provide a comprehensive review of any
project and assist the Board of Zoning Appeals, Zoning Commission,
and the Board of Trustees with their role in the development review
process.
The Board of Zoning Appeals hears
requests for variances of the regulations of the Zoning Resolution,
requests for the approval of a conditional use, and hears appeals of
the decisions of the Zoning Inspector.
The Zoning Commission reviews requests
for changes in zoning district classification, making
recommendations to the Board of Trustees, and reviews development
within the Planned Unit Development process. The Board of Trustees
is the final decision maker in any zone change application and has
the broad responsibility for managing development within the
Township in the role as the elected officials of the Township. |
